Rosemount Place is a sophisticated 0.9-acre infill development in Artane, Dublin 5, that successfully integrates 13 houses and 7 apartments into a dense, existing urban fabric while exceeding Department of the Environment standards. As one of the first residential projects to meet Near Zero Energy Building (NZEB) and A-rated criteria, the scheme navigates an intricate web of planning constraints, including Part B, M, and K building regulations, to deliver dual and triple-aspect dwellings that protect the privacy of neighbouring residents. The project demonstrates high-level management and creative skills, having steered a diverse multi-disciplinary team through a complex transition of stakeholders, from original landowners to developers and Dublin City Council, to provide essential social and affordable housing. By utilising the RIAI Yellow form of contract and prioritising site permeability, Rosemount Place serves as a benchmark for how thoughtful, high-density design can overcome the challenges of a sensitive community context to create a sustainable and well-connected living environment.
